Valuing Your Home

In the real estate business your home is really worth what someone will pay for it. When choosing a listing price it is your responsibility to guess what that figure might be. While your biggest help in determining the perfect asking price will be your Markham or Mississauga real estate agent there is definitely research that you can do to help determine your home's current value. Here are some tips to help get you started.

The first thing you and your agent should do is look at the comparable home prices in the area. This means looking at all of the homes that have sold well, the ones that took a little longer, and the ones that are still sitting on the market. Your Sutton Realty or Royal Lepage agent, for example, will have access to all of this information as part of their brokerage. You should concentrate on the figures for the last three months for your own neighborhood and surrounding communities.

When you're looking for comparable homes the things that you are usually looking at are number of bedrooms and bathrooms and the square footage of the house. Some people think that if you have some extras like a swimming pool or a newly designed living and dining room on their property for sale Toronto that it will make a huge difference in the price. This is simply not the case. The other thing that might add or subtract a small bit of value is the quality of the kitchen and the bathrooms.

You should look at all of the numbers of homes in different states of sale because that will tell you what the current buyers are looking for and what they are willing to pay for. You may find that homes with finished basements that can be used as a rental property are worth much more in a Markham or free Edmonton home evaluation. You may also find that the outdoor room you created is really not adding to the home's value in your neighborhood. During this process you will really want to look at your home objectively and try to see it from a buyer's perspective.

If you're really lost on where to start with your home than you can check the value assessment that has been done on the property for tax purposes. While this does not take into account the current state of the Markham Ontario real estate market it is not a bad place to start. The current market will determine whether you can go up from this price or have to subtract quite a lot. If you're really looking for extra help than you can have a home evaluation expert come in and give you a new current number value for the property.
